GoodNeighborUSA Reports Do Not Replace an In-Person Visit
While our neighborhood intelligence reports draw from authoritative federal data sources — including the FBI Crime Data Explorer, U.S. Census Bureau, HUD, FHFA, FCC, NCES, and USAspending.gov — they are provided for informational and research purposes only. Our reports are not a substitute for visiting a neighborhood in person, conducting independent due diligence, consulting with licensed professionals (including real estate agents, attorneys, or financial advisors), or making your own firsthand observations. Government data may reflect reporting lags, methodological limitations, or geographic generalizations. Always verify conditions on the ground before making any decisions about where to live, invest, or relocate.
Acceptance of Terms
By accessing or using the GoodNeighborUSA website at goodneighborusa.com and the web application at app.goodneighborusa.com (collectively, the “Service”), you agree to be bound by these Terms and Conditions (“Terms”). If you do not agree to all of these Terms, you must not access or use the Service.
These Terms constitute a legally binding agreement between you (“User,” “you,” or “your”) and GoodNeighborUSA (“we,” “us,” or “our”). We reserve the right to modify these Terms at any time, as described in Section 14.
Description of Service
GoodNeighborUSA is a neighborhood intelligence platform that generates data-driven reports for any U.S. address. Each report aggregates publicly available data from multiple federal government sources and provides analysis across six dimensions: safety analysis, momentum trajectory, investment and market signals, school ratings, economic profile, and AI-generated lifestyle analysis.
Reports are generated on demand by querying government APIs, processing the returned data, and presenting it in a structured format. Report previews are available for free; full reports are available for a one-time per-report fee.
Data Sources & Disclaimer
3.1 Government Data Sources
Our reports incorporate data from the following publicly available federal sources: FBI Crime Data Explorer, U.S. Census Bureau American Community Survey (5-year estimates), HUD USPS vacancy data, FHFA Home Price Index, FCC Broadband Data Collection, NCES school data enriched with GreatSchools ratings, and USAspending.gov federal investment records.
We do not generate, fabricate, or editorialize the underlying statistical data. However, we do process, normalize, peer-rank, and contextualize this data to produce analytical outputs such as bias-adjusted safety scores and momentum trajectory signals.
3.2 Data Limitations
You acknowledge and agree that government data is subject to inherent limitations, including but not limited to:
- Reporting lags: FBI crime data may have a stabilization lag of up to 3 months. Census ACS data reflects 5-year rolling estimates. HUD vacancy data and FHFA home price data update quarterly.
- Geographic granularity: Data is aggregated at the census tract level, which may encompass multiple distinct sub-neighborhoods with different characteristics.
- Reporting variability: Crime statistics depend on local law enforcement reporting practices, which vary significantly across jurisdictions.
- Methodological limitations: Survey-based data (such as the ACS) is based on statistical sampling and carries margins of error.
- Completeness: Not all agencies, schools, or jurisdictions participate in every federal data program. Some data points may be unavailable for certain locations.
Critical Disclaimer: GoodNeighborUSA reports provide a data-informed snapshot of a neighborhood based on federal statistics. They do not capture conditions that are only observable through an in-person visit — including but not limited to the physical condition of streets, buildings, and infrastructure; noise levels, odors, and environmental factors; the behavior and presence of nearby residents; traffic patterns at different times of day; the feel, culture, and character of a community; and active construction, recent changes, or emerging safety concerns not yet reflected in government databases. Our reports are not a replacement for visiting a neighborhood yourself.
3.3 AI-Generated Content
The “Lifestyle Analysis” section of each report is generated by an AI language model using the data collected from government sources. While every claim in the lifestyle narrative is grounded in specific data points, the narrative itself is machine-generated and may contain interpretive language. It should be treated as an analytical summary, not a factual guarantee.
3.4 No Endorsement of Locations
The inclusion of any address, neighborhood, or census tract in a report does not constitute an endorsement or recommendation by GoodNeighborUSA. Favorable data does not guarantee a positive experience, and unfavorable data does not necessarily indicate danger.
No Professional Advice
The information provided through the Service is for general informational and research purposes only. It does not constitute and shall not be construed as:
- Real estate advice or a recommendation to buy, sell, rent, or invest in any property
- Legal advice regarding zoning, property rights, or regulatory compliance
- Financial or investment advice
- Safety guarantees or assurances regarding any location
- A substitute for the advice of a licensed real estate agent, attorney, financial advisor, home inspector, or other qualified professional
You are solely responsible for any decisions you make based on information obtained through the Service. We strongly recommend that you consult with appropriate licensed professionals and conduct your own independent research — including visiting any neighborhood in person — before making decisions about relocation, property purchases, or investments.
User Accounts
To access certain features of the Service, you must create an account. When creating an account, you agree to:
- Provide accurate, current, and complete information
- Maintain the security and confidentiality of your login credentials
- Accept responsibility for all activity that occurs under your account
- Notify us immediately of any unauthorized use of your account
You may create an account using an email and password or through Google OAuth. We reserve the right to suspend or terminate accounts that violate these Terms.
Purchases & Payments
Report previews (including the economic profile and overview) are provided free of charge. Full reports are available for a one-time fee of $9.99 per report.
- No subscriptions: There are no recurring charges. Each report is a single transaction.
- Payment processing: Payments are processed by our third-party payment provider. We do not store your full payment card details.
- Refund policy: Because reports are digital products generated and delivered instantly, all sales are final. Refunds may be issued at our sole discretion in cases of technical errors that prevent report delivery.
- Pricing changes: We reserve the right to change pricing at any time. Price changes will not affect previously purchased reports.
Acceptable Use
You agree not to use the Service to:
- Violate any applicable local, state, national, or international law or regulation
- Scrape, crawl, or use automated means to extract data from the Service without our prior written consent
- Reverse-engineer, decompile, or disassemble any part of the Service
- Resell, redistribute, or commercially exploit reports or data without authorization
- Use report data to discriminate against any person or group on the basis of race, color, religion, national origin, sex, familial status, disability, or any other protected characteristic, in violation of the Fair Housing Act or any other applicable law
- Misrepresent GoodNeighborUSA data as your own analysis or as official government data
- Attempt to gain unauthorized access to our systems, servers, or user accounts
- Interfere with or disrupt the integrity or performance of the Service
Intellectual Property
The Service, including its design, code, branding, logos, report templates, analytical methodologies, and AI-generated content, is owned by GoodNeighborUSA and protected by copyright, trademark, and other intellectual property laws.
The underlying government data used in reports is publicly available and is not claimed as our proprietary content. However, our specific compilation, analysis, formatting, and presentation of that data — including peer-ranking methodologies, bias-adjustment algorithms, momentum scoring, and lifestyle narratives — constitute our original work.
Upon purchasing a report, you receive a limited, non-exclusive, non-transferable license to use the report for personal, non-commercial purposes.
Limitation of Liability
To the maximum extent permitted by applicable law, GoodNeighborUSA and its officers, directors, employees, agents, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages resulting from:
- Your use of or inability to use the Service
- Any decisions made or actions taken in reliance on information provided through the Service
- Any inaccuracies, errors, or omissions in government source data or in our processing of that data
- Any unauthorized access to or alteration of your account or data
- Any interruption or cessation of the Service
In no event shall our total aggregate liability exceed the amount you have paid to us in the twelve (12) months preceding the claim.
Disclaimer of Warranties
THE SERVICE IS PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS, WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
We do not warrant that:
- The Service will be uninterrupted, timely, secure, or error-free
- The data in reports will be complete, accurate, or current at the time of viewing
- Any particular government data source will remain available
- Report outputs will match real-world conditions in any specific neighborhood
Reminder: Government databases are updated on varying schedules (monthly, quarterly, annually). Real-world conditions can change faster than data. Always supplement report data with current, firsthand observation of any neighborhood you are evaluating.
Indemnification
You agree to indemnify, defend, and hold harmless GoodNeighborUSA and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, costs, or expenses (including reasonable attorneys’ fees) arising out of or related to:
- Your use of the Service
- Your violation of these Terms
- Your violation of any rights of any third party
- Any decisions made or actions taken based on information obtained through the Service
Termination
We may terminate or suspend your account and access to the Service immediately, without prior notice or liability, for any reason, including if you breach these Terms. Upon termination, your right to use the Service will immediately cease.
You may terminate your account at any time by contacting us at support@goodneighborusa.com or through your account settings.
Governing Law & Dispute Resolution
These Terms shall be governed by and construed in accordance with the laws of the State of California, without regard to its conflict of law provisions. Any dispute arising from or relating to these Terms or the Service shall be resolved through binding arbitration administered in accordance with the rules of the American Arbitration Association.
You agree that any arbitration shall be conducted on an individual basis and not as a class, consolidated, or representative action.
Changes to These Terms
We reserve the right to modify these Terms at any time. When we make material changes, we will update the “Last Updated” date at the top of this page and may notify you via email or through a prominent notice on the Service. Your continued use of the Service after any changes constitutes acceptance of the revised Terms.
